For most loan situations, all we need is:
- Income
- Two current paystubs each
- 07 & 08 W2s
- 07 & 08 Fed 1040s (Tax Returns) with schedules & statements (don't need state return pages, just Federal)
- Assets
- Two conseutive months Statement(s), or one quarterly Statement(s), most recent available.
- Any Checking, Savings, Investment or Retirement
- Important: Internet printouts with minimal information like transaction history, current balance, and/or partial account numbers don’t meet lending guidelines. We need Statements to get mortgages approved. Usually you can print out the last complete “Statement” online from most Bank, Credit Union or Investment Company web sites. We need all pages if multiple pages. For example, if the 1st page says “page 1 of 12”, we need all 12 pages even if one page is just an “account balancing worksheet” or “this page left blank” is marked on one.
- Other
- Social Security Card each
- Drivers License each (Front & Back)
- House (if refi)
- Most recent payment statement
- Current Property Tax Bill
- Current Property Ins. Declarations page or agent contact information
Once you have it together, you can:
- scan/email to steve@seloan.com, or
- drop off at the office, or
- FedEx/UPS/USPS Priority Mail, or
- Make an appointment to come and review together in one sitting all the way to pre-approval usually (best option if you can make the time)

I prefer if you just fax or send the list
of personal papers above and I'll enter it in my software. Then
just a simple 10 minute call and your application is done. If you
prefer to do you own, just open up, print on your computer, fill
in by hand. You can then fax or mail to us. Old fashioned, but it
works. Please try to fax or send the list of personal papers above
with this application.
