For Future Primary Residence or Vacation Home

We have loans available to help you purchase a city lot, or 20+ acres out in the countryside to build your home on in the future. You can buy land with all the utilities in or just plain acreage with septic approval (perk test) and well with as little as 30% down. We can also refinance an existing land loan. The intent of these loans is that you will be building a primary residence or vacation home on the land in the future. If you go through us and the same lender again for your Construction loan, you will get a credit of 1/2% (or more) of the lot loan amount towards your Construction loan fees.

Loan Programs

Most land loans are for shorter terms such as 30 due in 5. This is a loan with a payment based on a standard 30 year term but has to be paid off in 5 years (balloon). We do have different terms available but this is the most popular for the greatest variety of programs. We also offer longer term fully amortized loans as well such as a 20 year fixed with no balloon payment.

Types of Land We Can Loan On

City lots - Urban/Suburban sites Improved with public water, sewer, utilities

Rural acreage - Utilities need to be at the Site Boundary. If no public water, the well needs to be in and tested prior to close. Septic in or "perk tested" county Septic approved.
